How long does it take to sell your property in Brussels?
It depends on the price, the condition of the property and the area. When I value your property, I will give you a realistic timeframe.
Which documents do I need to put my property on the market?
For every property:
- the title deed (deed of purchase, declaration of inheritance, etc.) and, where applicable, the basic deed of the building;
- the identity card of the sellers or of their representative;
- the EPC (PEB certificate);
- the electrical installation compliance certificate (by the deed at the latest);
- if the property is let: the current lease(s) and the rental deposit;
- the latest property tax (précompte immobilier) assessment notice;
- the valuation report, archive plans and planning permits, if you have them;
- for a building less than 10 years old: the provisional and final acceptance reports;
- invoices for works carried out since 2001 (post-intervention file, DIU).
I will help you gather them.
And for an apartment in a co-ownership?
In addition to the documents above: the full contact details of the managing agent (syndic) and the co-ownership regulations. The managing agent must also provide:
- the amount of the working capital fund and of the reserve fund;
- any arrears owed by the seller;
- calls for funds for the reserve fund decided by the general meeting before the transfer of ownership;
- where applicable, any pending legal proceedings concerning the co-ownership;
- the minutes of the general meetings of the last three years;
- the periodic service charge statements of the last two years;
- the latest balance sheet approved by the general meeting.
Do you work with English-speaking buyers?
Yes. I work in French and in English, with many buyers connected to the European institutions: a real advantage when you sell your property in Brussels.
